TCHC Regent Park

Regent Park is the anchor of one of Toronto's longest-running and most consequential neighborhood transformations — a revitalization that has reshaped the city's east downtown core over more than two decades, alongside neighbors like Cabbagetown and Corktown. With the first three phases already delivered, the community has added new housing, retail, and public space to what was once one of Canada's oldest social housing developments. Building 4A marks the start of the final chapter: Phases 4 and 5.

A joint effort between Tridel and TCHC (Toronto Community Housing Corporation), 4A is a 26-storey mixed-use residential tower delivering 271 homes, split roughly evenly between replacement rent-geared-to-income units and new affordable rental housing. The building is designed to meet the City's newest Toronto Green Standard tier, targeting near-net-zero carbon performance — a benchmark that sets a new bar for sustainable design at TCHC's scale and signals where affordable housing construction in Toronto is headed next.
